Great question, and we’re always transparent on how we determine our best and fairest price: Our process is very simple. We look at the location of the property, taking into consideration recent comparable sales, then look at the current condition of the property, and what repairs are needed. Once we have this information we come up with our best & highest offer.

For a fee that is typically 3%-6% of the sales price, realtors list properties in the hope that someone will buy them (so if it’s a $300,000 house, you’ll ordinarily pay between $9,000 –$18,000 in commissions to a realtor). The average time to sell a property through listing is on the rise, with many markets taking 4-5 months or more. With a realtor, as well as the fees and the time to sell, you also need to prepare your house for listing and also be ready to show your property to prospective buyers. With us, we are the buyer – so there are no realtor fees, no waiting, no contingencies, and no showings.

We make our living by taking the risk to buy the house with our own cash, repair & improve the house, force appreciation into it, and then finally market it ourselves to find a buyer (which is the hard part in this current market).

We are not. A wholesaler is someone who markets themselves as a ‘cash buyer’ but has no intention of buying your property with their cash. Rather they plan on ‘flipping’ the purchase contract they have signed with you, to a true cash buyer (like us). They make money from being middle-man. Wholesalers generally don’t have the capital or the construction capabilities to buy & fix up houses, and you may come into contact with wholesalers who aren’t even located in Austin, let alone Texas. So if a wholesaler is inexperienced, or generally unable to effectively broker an off-market deal between the seller and a new buyer, the whole deal can fall over (usually at the last minute) causing untold headaches and angst for the seller.
